Luxury Villa Rental Costs Explained

The nightly (or weekly) rate is the headline figure advertised for the property. It usually covers the villa itself and, in destinations such as Bali, basic staffing, but excludes utilities beyond a reasonable allowance, food and most services.

Rates scale with location, bedroom count, design quality and proximity to the water or a town centre, and can vary two- or threefold between similarly sized properties in the same destination.

Staffing levels vary from a housekeeper visiting a few hours a day to a resident team including a chef, butler, housekeeping and security. In destinations like Bali and the Maldives, core staffing is often bundled into the nightly rate; in Ibiza or the Amalfi Coast, it is more commonly optional and charged separately.

A private chef typically adds a daily fee plus the cost of groceries, while additional housekeeping, a driver or a butler are usually quoted per day or per week.

Most villa rentals require a refundable security deposit, commonly 10–30% of the total rental cost, held to cover damage or excessive cleaning needs. Deposits are typically returned within one to four weeks after checkout, once the property manager has inspected the villa.

A one-time end-of-stay cleaning fee is standard and is usually disclosed separately from the nightly rate. Mid-stay cleaning beyond what is included may be billed as an extra.

Concierge services — restaurant reservations, private chefs, boat charters and event planning — are often available through the villa manager for an additional fee, whether itemised per request or bundled as a percentage of the rental.

Many destinations apply a tourist or occupancy tax, charged per person, per night, and collected either at booking or on arrival. Some jurisdictions also apply VAT or a service tax to the rental itself, which a villa manager will confirm before booking.

Peak-season bookings commonly require a minimum stay of five to seven nights, and sometimes a full week starting on a fixed changeover day. Shoulder-season minimums are typically shorter and more flexible.

Example 1 — 6-bedroom villa, Ibiza, peak week: Nightly rate €12,000 × 7 nights = €84,000, plus a €2,500 cleaning fee and a €15,000 refundable deposit (returned after checkout) ≈ €86,500 payable before the trip.

Example 2 — 4-bedroom villa, Bali, shoulder season: Nightly rate $1,800 (staffed) × 5 nights = $9,000, plus a $300 cleaning fee and a $1,000 refundable deposit ≈ $9,300 payable before the trip.
